Selling your Home can be complicated process. To understand what goes into the process here is a list of how it all comes together.

  1. Pre-Listing - Comprehensive Market Analysis is researched by the Phoenix Metro Group. This analysis gives us an idea of how to price your house for sale.
  2. Listing - This is a visit to the home to determine any upgrades or repairs needed that may affect the actual listing price. 

A. Once the price is set, your Phoenix Metro Group agent will go over all the listing documents. These documents determine, price, commission, broker & seller responsibilities during listing  sale process.

B. During this visit your home should be "Picture Ready",  your Phoenix Metro Group agent will take pictures. Picture Ready refers to to clean house, removing all clutter, putting away chidlrens toys, yard is cleaned, trimmed and free from debris. You never get a 2nd chance to make a 1st impression. This holds true with buyers! Our listings hit 1000's of websites and buyers 1st start their search online. Pictures do matter!!

  1. MLS Input & Marketing - Your home will be shown in the Arizona Regional MLS. Over 40,000 realtors will have access to to your listings to show their clients. In addition, we submit all of our listings to to 1000's of other website. Keeping our networks current with buyers, investors and other associations your home will get the best word of mouth marketing out there.
  2. Receiving & Processing the Offer - Negotiating the with the buyer and/or their agents is more than just getting the right price. Your Phoenix Metro Group agent will also check/negotiate the following:

What: A legal description of the property as well as the street address.

How much: The selling price.

Deposit: How much money accompanies the contract and who will hold it.

Buyer: Buyer Qualification & proof of funds/financing

Closing: When and where.

Inclusions and exclusions: What is and is not included in the sale of the property.

Home inspection: Contingency for and to be done in X number of days.

Warranties: Any that are included with the house and description of the warranty.

Condominium: If the property is a condo, other provisions will apply.

Well and Septic: If applicable, they must be tested (and pass).

Termite and Pest inspection: Who will pay and if there is infestation or damage, who will repair.

Possession Date: When the buyers take possession of the house--before, at or after closing.
